What changes when you move back
Your residential status, bank accounts and tax position can all change. For lending, the biggest shift is that income earned in India becomes the main basis of approval. Plan the timing of your application with this in mind.
| Your situation | How lenders usually look at it |
|---|---|
| Still abroad, planning to return | NRI rules apply. Overseas income is assessed. See NRI home loans. |
| Just returned, new Indian job | Resident rules apply. Some lenders want a few months of Indian income history. Others accept an offer letter. It varies. |
| Returned, business or self-employed | Lenders usually ask for income tax returns and business documents. |
| Returned and own property | A loan against property is an option, subject to valuation and income. |
Loan options for returning NRIs
- Home loan, to buy a home on or after your return.
- Loan against property, to raise funds against a home or commercial property you already own.

Questions NRIs ask
Can a returned NRI get a loan against property?
Yes, in most cases. Once you live in India, you are assessed as a resident borrower, so the lender looks at your Indian income, your property and your credit record.
A loan against property is secured by a property you already own. Lenders usually ask for income proof, ownership documents and a valuation. If you returned recently and your Indian income history is short, some lenders may ask for more documents or offer less. Policies differ, so compare before you apply.

Reach out on WhatsAppCan an NRI returning to India get a loan against house?
Yes. A house you own in India can be used as security for a loan against property, whether you are still abroad or have moved back.
What changes is how you are assessed. While you are an NRI, the lender looks at your overseas income. After you return, it looks at your Indian income. If you are between the two, for example working notice abroad or not yet employed in India, tell the lender early and ask which income they will count.

Reach out on WhatsAppCan I get a home loan after returning to India from abroad?
Yes. You can apply as a resident once you are back, and lenders will normally assess your Indian income, job or business, and credit record.
If you have not yet started earning in India, options are narrower. Some lenders may consider savings, a confirmed job offer or your overseas income history, but this is the lender's decision and varies. Avoid applying to many lenders at once, since each enquiry can affect your credit record.

There is no single best loan. The right one depends on whether you are earning in India yet, your property, your income documents and how much you want to borrow.
Compare the same loan amount and tenure across lenders. Look at total cost: rate, fees, benchmark and reset terms, prepayment rules and how the lender treats your income. Our Compare Lenders page shows verified rates with the date they were checked.

The loan continues. You should inform your lender that your residential status has changed, because your accounts and paperwork need updating.
Your EMIs are usually paid from an NRE or NRO account. When you become a resident, those accounts may need to be converted or redesignated, so ask your bank how and when. Keep EMIs running without a gap while you do this. Your lender may also update its records and KYC.

Reach out on WhatsAppWill my NRE account change when I return permanently?
Usually yes. Rules require NRE accounts to be redesignated as resident accounts once you return for permanent stay, but timing and options depend on the account type. Check with your bank.
Foreign currency FCNR(B) deposits can generally run to maturity at the agreed terms, but check the current rules with your bank. Tax and FEMA rules change, so confirm the details with your bank and a chartered accountant.

Yes, as a resident borrower. Personal loans are unsecured, so lenders rely heavily on your Indian income and credit record.
If you have no Indian credit history yet, approval can be harder and limits lower. Read more on our NRI personal loans page.

Reach out on WhatsAppDoes my tax status change when I return to India?
It can. Your tax residency depends on how many days you spend in India, and different rules apply to residents, non-residents and resident but not ordinarily resident (RNOR) taxpayers.
This affects how your foreign income and Indian income are taxed, and how loan interest deductions work. Speak to a chartered accountant before you move, since the timing of your return can matter.

- Salary slips and bank statements, or business and ITR documents

Reach out on WhatsAppCan I keep my overseas income history for loan approval after returning?
Some lenders consider it, particularly for recent returnees, but many prefer Indian income proof. Ask before you apply.
If your overseas income is part of your profile, keep employment letters, salary slips and bank statements ready, with translations if the lender asks for them.
