How to read your result

The eligibility figure shows how much a lender could offer if it allowed the share of income you entered for EMIs. Lenders commonly cap total EMIs at a share of income, and many use a figure near half, but each has its own policy. Reducing existing EMIs, lengthening the tenure or adding a co-applicant's income can raise the estimate.

The EMI calculator helps you test a loan against your budget. Also remember the loan-to-value limit: you fund the rest of the price, plus stamp duty and registration, from your own money. See the loan-to-value answer.

Questions NRIs ask

How is NRI home loan eligibility calculated?

Lenders convert your income to rupees, subtract your existing EMIs from the share of income they allow for loan payments, and work out the loan that remaining EMI can repay over your chosen tenure.

The calculator above uses the same method with a default of 50% of income for all EMIs. Real lenders use their own limits, credit checks and property valuation, so treat the result as a rough guide.

How does the NRI home loan EMI calculator work?

It applies the standard EMI formula to your loan amount, interest rate and tenure. Change any of the three to see how the monthly payment and total interest move.

EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan, r is the monthly rate and n is the number of months.

What interest rate should I use in the calculator?

Enter the rate quoted by your lender. We do not fix a rate here, because rates change and differ by lender and profile.

Our Compare Lenders page shows rates we have verified with their check date. A rate in a sanction letter is the only confirmed one.

Why is the eligibility result only an estimate?

Lenders also check your credit record, employment type, country of residence, the property and their own policy limits. None of these are in the calculator.

Use the result to plan, then ask a lender or advisor for a proper assessment.

Does the calculator include fees and insurance?

No. It covers principal and interest only. Processing fees, insurance, valuation and legal charges are extra.

Does exchange rate movement affect my EMI?

Your EMI is fixed in rupees on a fixed-rate schedule, but its cost in your own currency changes as the exchange rate moves. Floating-rate loans can also change the EMI.

Keep a buffer so a moderate currency swing does not strain your budget.
